10 Tips for Promoting Your Next Open House

As a real estate agent, you need to do everything you can to ensure your open house is successful.  As the saying goes if you fail to prepare you prepare to fail. Plan ahead and make all your open houses follow a streamlined process that you can keep on improving upon.

The following is a list of tips that should help get you started on the right track.

  1. List all the tasks you need to complete to plan for your open house.

    You need to make sure your process for promoting an open house is a seamless and standard procedure for each listing. This will ensure all the necessary steps have been completed. It may seem like a given, but in the midst of trying to carry out all of your other work-related responsibilities, using a checklist will allow the process to become smoother and guarantee that everything that needs to get done is done.
     
    • Create a document listing all the required steps. In the footer, add the date the form was created. Every time it’s updated, you can update this date. Then list the client’s name, MLS listing number, and the steps needed.
    • Each time you list a home, print the document and complete the listed items. You can add this to the client’s folder.
    • If you later decide to change your procedure, you can easily update the document and print as needed.
       
  2. Send an invitation to all the guests via social media.

    As soon as the house is listed, you need to promote, promote, promote. The time between gaining a new listing and scheduling an open house can be fairly quick, so it’s best to utilize social media as a marketing avenue, as soon as you’re aware of the listing. Visibility is everything. With the increase in home searches being completed online, using social media to promote an open house is absolutely necessary.                

    Using Facebook
    Add an event to your page as soon as you’re aware of the date/time of the open house and send to the appropriate individuals. This will allow the followers/visitors on your page to view the event and even identify if they will attend. Some of the other business Fb pages may even share the event on their Fb page. This will help increase the amount of people who view the page.

    Using Twitter
    Send a tweet to your followers sharing the information for the open house. It’s helpful to send the tweet a week in advance, a few days before, and the day of the open house.

    Other Social Media Venues
    If you use other social media platforms, determine which would be the most appropriate to share the information.

    If you haven’t setup a weekly or monthly e-mail newsletter that includes your listings and open houses, as an open house is scheduled, e-mail the information to clients, co-workers, etc. Make the e-mail professional and it can be an invitation. When you send the information about the open house to a client, please make sure it is a listing that your client would be interested in. If a client has a budget of $300k, you don’t want to send information about a listing that is $1m.

    Using your website as a way to promote yourself and your services is crucial. Take advantage of your site by adding a section to your website that lists upcoming open houses. Your clients in search for an open house can visit your page and check back often to find out more information for new listings. You can even integrate a “share” button so someone can share the listing w/ a friend or family member who may be interested in the open house.

     
  5. Promote the open house using your brokerage’s website.

    Using your broker’s website, add the date, time, and location of the open house. Those that see this webpage may not see your personal webpage with the information. Listing information in both places will increase the visibility.

     
  6. Place an advertisement in the local newspaper announcing the open house.

    Contact the local newspaper to list an advertisement with the appropriate information regarding the open house. You ask, why promote the event online and in the newspaper? Well, not everyone who uses the Internet so listing the event in the newspaper is a great way to target those individuals. Find out if the newspaper company offers any promotional advertisement bundles. This can help to save money for ongoing listings in the paper.

     
  7. Use Craigslist to promote the open house.

    Some people are weary of Craigslist, however, it is still a great avenue to promote an open house, but you must use precautionary measures for your safety. Create a Craigslist account and use it strictly for promoting open house listings. Craigslist gives you the option to hide your contact information so you can feel assured your account information is secure.
     
  8. Use the MLS to connect with others.

    The MLS is a realtor’s best friend for life (BFF). Why not take advantage of its many features to potentially help out you and a fellow realtor?

    Update the MLS by adding the details of the open house (day, time, location, etc.).

    Even if you’re not the realtor for individuals looking for a particular home that fits the description of the property you’re listing, you can still contact their agent and invite them and the potential home buyers to the open house. This can help establish a relationship with another realtor that may lead to great networking.

    While some believe print is a waste of time and digital is the way to go, it is still a highly effective marketing strategy that many are not utilizing. Don’t fall into this category. A direct mailing will be another way to target individuals that may not use the Internet and may not read the newspaper.

    Some communities allow, a printed poster/flyer to be placed in their mailroom(s).

    You’ve already invested a lot of time and money so far, you need to finish this open house with a bang. Even if the guests at the open house express no interest in the home you are showing, you need to make their experience as memorable as possible.

    Make sure you have appropriate signs directing people to the house. Since it can be hard to find some places, using several signs can help lead the person to the house.

    Use several balloons and attach it to the sign that is in the entrance of the home. This will catch other’s attention and show you put a lot of thought and effort into the event. Consider balloons that use the same color as the brokerage’s logo or bright colored balloons.
